At Rowan, our ‘rooted in value’ philosophy is embedded in everything we do, which ensures our pricing is always transparent, reasonable and competitive.

Transparent

All the services included in our standard management fee are clearly defined in our service agreement, so clients know what they’re paying for. While most of our clients don’t require additional services, if needed they are only ever applied with prior client communication and approval.

Reasonable

We provide fixed fees for any additional services, based on agreed budgets and hourly rates, which provides certainty and is fairer than percentage-based pricing where clients tend to lose out.

Competitive

All our fees are regularly benchmarked to ensure we consistently offer excellent value for money compared with both local and national managing agents, fire safety specialists and building surveyors.

Standard Annual Fees

Additional Hourly Rates

  • Apartment blocks: £200 – £350 + Vat per apartment

  • Housing estates £75 – £125 + Vat per house

  • N.B. Exact fees are determined by the number of other dwellings on site, size of the communal areas and complexity of the block or estate.

  • Property Manager: £50 + Vat

  • Accounts or Compliance Manager: £50 + Vat

  • Senior Property Manager: £60 + Vat

  • Certified Fire Safety Specialist: £70 + Vat

  • Chartered Building Surveyor: £90 + Vat

Services Not Included in Our Fee

  • Company secretarial duties

  • Financial budgeting and accounting

  • Lease advisory and compliance

  • Reactive minor building repairs management

  • Regular maintenance management, such as the cleaning and gardening

  • Health & safety instruction, e.g. FRAs and EICRs

  • Building condition survey assessment and reporting

  • Planned major works project management and CDM compliance 

  • Health and safety remedial project management and compliance 

  • Building insurance claims & service charge arrears escalation

  • LPE1 sales packs for individual sellers

  • Certified Building Surveyor: £95 +vat
