We provide Commercial, Residential and Mixed-use Block Management for a number of clients. For our business clients we manage 45 commercial blocks ranging from entire business parks and industrial sites to standalone commercial offices. For our residential clients we manage 90 apartment blocks ranging from 5-25 units per block. For our mixed-use clients we manage 7 blocks where the ground floor is typically a commercial unit and the upper floors are residential units. Block Management for clients

Peel Hall Business Park, Blackpool is made up of 5 office units & 11 industrial units. The owners purchased the park from receivership in May 2017 and instructed Rowan to transform the empty run-down site into a professional fully let business park. After setting up a resident management company and service charge contribution fund, Rowan have managed to improve the landscaping, drainage, internet and security of the site to the point where it is now fully tenanted.

St George’s Court Business Park, Kirkhamconsists of 22 office units and has been successfully managed by Rowan over ten years.  In this time, Rowan has built up an extremely trustworthy relationship with the owners and managed multiple refurbishment works on their behalf in addition to resolving major issues such as water leaks, power outages and security breaches, whilst consistently maintaining occupancy levels of at least 90%

Beresford Court, Windermere is a new client, which we started managing in January 2020, and it consists of 12 apartments across 3 separate blocks. We have conducted urgent health and safety works, including installing fire alarms, signage and emergency lighting to ensure the block is fully compliant and the directors are protected from litigation claims.  We have also created a detailed 10-year budget and contingency fund to enable future works to be carried out such as re-rendering and a new roof.

Block Management for clients

St Johns Wood, Lytham is made up of 15 apartments. The building recently underwent major works to upgrade the roof, install new balconies, repair the lift and replace the Tudor mock cladding. By fully complying with the relevant legislation, communicating effectively with contractors and leaseholders, the work has been completed on schedule and significantly enhanced the building’s capital value according to local estate agents.

Beck Steps, Grasmere consists of a café, gift shop and 4 holiday lets, with the owners predominantly living outside the local area.  We have modernised the management by moving documentation into an easy to use, shared online system. The owners can instantly access this in real time, making everything fully transparent. We have also setup video and conference calling facilities, so that everyone can stay connected and we can proactively resolve any issues, even during the Coronavirus lockdown.

Westend Buildings, Bowness is made up of two restaurant, one shop and 8 apartments. Since taking over in January 2020, Rowan has compiled a thorough plan for major works under Section 20, including roof and chimney repairs, external re-painting, joinery and new guttering. By fully co-ordinating work everything will be completed more cost effectively and in the minimum time-frame. This approach is also critical in minimising disruption to the businesses in this block. Furthermore, we are collaborating with the local council to reduce impact of any work on the surrounding road and ensure public health & safety.
